Our stringent guest vetting procedures prioritize property safety. While we maintain thorough precautions, we recommend in line with the Dubai authority DET (Department of Economy and Tourism) a third-party insurance for your property. In rare instances of damage, our dedicated resolution team collaborates closely with the platform, and guests to recoup losses. Furthermore, Airbnb bookings automatically qualify for complimentary host guarantee coverage.

In accordance with DET (Department of Economy and Tourism), property owners need to apply for a holiday home permit to list their property in Dubai on Airbnb or other short-term rental platforms. The DET acts as the principal government authority for short-term property rental in the city.

TUKA Holiday Homes as a registered and licensed Holiday Homes company in Dubai will help you with the application for the holiday home permit, for which below documents need to be submitted:

  • Title deed
  • Landlord’s signed passport or Emirates ID
  • Property management letter
  • DEWA (Dubai Electricity & Water Authority) bill

The DET imposes a one-time application fee of AED 1,500, in addition to an AED 10 knowledge fee and AED 10 innovation fee. Permits are issued on an annual basis and will need to be renewed each year.

Once the DET approves the application, the property can be listed for short-term rental in Dubai. However, ensuring compliance with Dubai’s short-term rental regulations is essential, as the property will undergo regular inspections by the DET. As such, regular Tourism Dirham fees need to be remitted to the DET, with the amount determined by the property’s occupancy for each month. Furthermore, each guest must provide passport copies upon check-in to fulfill regulatory requirements which need to be captured as per legal requirements.

Ensuring compliance with Dubai’s short-term rental regulations is essential, as the property will undergo regular inspections by the Department of Economic Tourism (DET). Compliance involves meeting the technical specifications detailed in the Holiday Home Regulation Guide and ensuring the property is equipped with the necessary fixtures.
